A farm barn near an Isle of Wight village could be turned into a four bedroom house.

Gary Ball has applied to County Hall for prior approval to convert an agricultural building on the Lower Luton Farm outside Northwood into living accommodation which would allow a 'new active workforce' to be 'on-site 24/7'.

A Planning Statement prepared by rural property specialists BCM Wilson Hill said: "The proposal is for a small and single residential unit and whilst there are residential properties nearby, these are located a sufficient distance away so as not to result in any adverse noise impacts.

"The design will retain the appearance of the barn and building, will utilise the existing openings, which will ensure it remains in keeping with its surroundings and the rural character of the setting.

"To ensure adequate natural light and to provide good habitable conditions the dwelling will be served by a small number of new openings to all habitable rooms.

"The proposal will be of considerable benefit to Lower Luton Farm because it will enable the succession of the farm to regenerate a productive livelihood and importantly enable the farm to have a new active workforce on-site 24/7 to assist with the care and welfare of its animals.

"The site is not within the National Landscape (AONB), nor within any other designation."

The 147.6 square metre proposed house would include a lounge, hall, en-suite bathroom, shared bathroom and dining area.

Highways service provider Island Roads made no objection in a submission published today (November 26).
