A once-celebrated Isle of Wight home has failed to sell at auction despite being listed for nearly £1.3 million less than its previous market value following damage caused by a landslip.

Located at Old Park Road in St Lawrence, the award-winning Haddon Lake House was previously featured in Channel 4’s George Clarke’s Amazing Spaces and won acclaim on the TV series ‘I Own Britain’s Best Home and Garden’. 

Known for its striking design by architects Michael Rainey and Simon Clark, the self-build property was once listed at nearly £2 million just two years ago.

The property was recently listed for auction with Clive Emson Auctioneers for £700,000 to £750,000. 

The auction, which concluded on September 18, failed to reach its reserve price, leaving the property unsold. 

Robert Marchant, auctioneer at Clive Emson, said a landslip in March robbed Haddon Lake House of much of its lake, and there is understood to be some minor damage caused to the northern edge of the main house. 

As a result of the landslip, its value has significantly dropped. 

The home is still available for offers before the next online auction, set to commence on October 30 and conclude on November 1.



The home, described as an "exceptional contemporary dwelling," is nestled in the secluded, subtropical gardens of The Undercliff, an area known for its unique microclimate. 

The estate includes a one-third-acre lake, woods, and a walled garden, often likened to Cornwall’s Lost Gardens of Heligan.

Haddon Lake House’s defining feature is its remarkable architectural design, which integrates seamlessly with its environment, appearing to float over the lake. 

Despite its architectural and natural beauty, the landslip’s impact has hindered its marketability.
