An Isle of Wight house builder is in disagreement with Island Roads about displaced water running onto one of its developments, the County Press can reveal, as those living there are left to deal with flooding in their gardens.

Island Roads has told the County Press that drainage arrangements near West Acre Park, Ryde, have been in place "for many years". 

Residents on part of the Captiva Homes development say they don't care who is to blame, they're just "fed up" of seeing their back yards flooded and want it sorted.

A number of residents, with houses at the back of the Marlborough Road allotments, say water has come gushing into their gardens.

One of those, Alan Brown, said: "Two years ago, when we first moved in, within a week or so, the property was flooded."

He said drainage in his garden was "insufficient" and so he extended it himself.

Over the last few months, excess water has again entered his garden, narrowly avoiding his home, leaving a muddy patio and soaked grass.

He is worried it could have repercussions if he tries to sell his house.

Captiva said it is aware of the problems and believes water entering gardens could be "substantially reduced".

A spokesperson from Captiva Homes said: "As a result of recent weather events some residents have been experiencing pooling water. 

"We have investigated some individual gardens.

"In a proactive measure, Captiva Homes has filed a complaint with Island Roads, on behalf of the residents and our legal team is involved. 

"We eagerly await a response."

A spokesperson for Island Roads said: "We are sorry to hear that residents in this area are experiencing flooding.

"For many years, certainly prior to the commencement of the PFI contract in 2013, water from Marlborough Road and Circular Road has discharged via an existing highway surface water system, onto adjoining fields and onward through the watercourse running north towards the sea outfall at Springvale.

"Island Roads will look to engage with those stakeholders affected, whilst further investigating the impact that changes to the landscape have had."

Meanwhile, there are separate issues further along the development.

West Acre Park resident Adam Shackleton says his garden turns into a "massive pond" every time it rains.

He said: "The garden is unusable October to March, April time. The reason we bought the house was for a lovely big garden for the kids to run around.

"It just makes the garden like a marsh."

He said Captiva put French drains in two years ago, but this appeared not to have worked.
