In Newport, a freehold town centre investment of 11 commercial units and the income from ground rents on three flats has a reduced guide price of £750,000 - £800,000.
Generating £94,300 per annum, the properties are at 1-8 Gray's Walk, 59, 60, 61, 61A, 61B Pyle Street and 10 Scarrots Lane.
Working alongside Gully Howard, Clive Emson auctioneer, Rob Marchant, said: "Gray's Walk comprises commercial units and to the rear, 10 Scarrots Lane is arranged as a two-storey café/coffee shop, which also forms part of the title."
Rob said: "In addition, the upper floors include three residential flats, sold under the terms of long leases but with the freeholder the beneficiary of the ground rent.

"The guide price has been reduced by £50,000 for further appeal."
Also in Newport, 144A High Street, Newport, has been recently converted from commercial premises into four apartments and a one-bedroom flat, with a small courtyard.
The building is guided at £470,000 - £500,000.

In Crocker Street, shown in the video above, a 4,500 sq ft car repair workshop has a freehold guide price of £180,000-plus.
In Ryde, being sold jointly with Scotcher & Co, a commercial property at 38 High Street, on a 999-year lease from 1853 and let at £5,050 per annum to a charity, has a guide price of £100,000 - £110,000.
Elsewhere more than 21 acres of freehold woodland, known as Cothey Bottom Copse, off Bullen Road, is guided at £85,000-plus.
Rob said: "We anticipate keen interest, especially from residents whose gardens back on to the woodland."
A three-bedroom, freehold town centre house at 10 Bellevue Road, has a guide price of £200,000-plus, via Hose Rhodes Dickson.

In Ventnor, a two-bedroom freehold house at 21 North Street, has a guide price of £115,000-£125,000.
In Freshwater, former freehold commercial unit, Retro & New on Avenue Road, offers vacant possession and a guide price of £75,000-plus.
