OUTLINE plans have been revealed for housing behind existing properties in Wootton.

Wiltshire company Maritime and Provincial Ltd are asking the Isle of Wight Council whether the nature of a proposed development on Station Road would be acceptable before any further detailed proposals are put forward,

The outline application seeks to find out whether access to the greenfield site — between 67 and 69 Station Road — would be acceptable.

Other planning considerations such as the appearance, scale, layout and landscaping would be dealt with through reserved matters applications made at a later date.

For illustrative purposes, planning agent BCM has included a masterplan of the site for 29 homes plus parking and gardens.

Of the 29 houses, some are proposed to be bungalows, it is thought 18 would be market-value homes and 11 affordable or social properties.

BCM say there has been extensive consultations and pre-application discussions with Island Roads and the council over a number of years.

During the talks, the scheme increased to 35 and then 40 units before being reduced to the initial 29, taken into issues regarding trees, access, residential and visual amenity, drainage solutions and ecology.

In planning documents, BCM says the scheme has evolved and paid due regard to existing constraints such as adjacent residential area, topography, views and other landscape feature to be well situated against the landscape.
